Mattamy Homes has acquired homesites in Zephyrhills for a 154-home community, extending its Tampa Bay expansion into Pasco County’s growth corridor.
The builder closed on land within the Pasadena Ridge master-planned community on March 26 and plans to begin sales April 18.
The project will include single-family homes ranging from about 1,600 to 3,800 square feet, with prices starting at $349,990. Buyers can choose move-in-ready homes or build-to-order plans.
The site sits in the Pasadena Hills area near Handcart Road, with access to Interstate 75, State Road 52 and U.S. 301, placing it within commuting distance of Tampa’s employment centers and along the Wesley Chapel growth corridor.

The Pasco acquisition follows a series of Tampa Bay land deals by Mattamy earlier this year across urban, waterfront and suburban housing segments. In January, the builder closed on a South Tampa townhome site, a waterfront townhome component in north St. Petersburg and a 102-acre single-family community in Lithia.
The project positions the builder across multiple price points and geographies rather than a single housing type. South Tampa is an infill play with higher pricing, St. Petersburg ties to a mixed-use waterfront redevelopment and Lithia reflects a scale bet on suburban growth corridors.

Pasco County has become a focal point for that expansion. Builders continue to target the area for land availability, relative affordability and access to regional transportation routes, drawing buyers priced out of more central locations.
Pasadena Ridge is planned as a full-scale community with amenities under construction, including a clubhouse, fitness center, resort-style pool, pickleball courts and shared outdoor spaces.
The site also borders a planned Pasco County “Super Park,” expected to span more than 300 acres with trails and recreational facilities, adding to the area’s long-term residential appeal.
Mattamy, the largest privately owned homebuilder in North America, operates across several Florida markets, including Tampa, Orlando and Jacksonville.
Four model homes are expected to open this summer.
The project adds to a steady pipeline of housing development in Pasco County, where population growth, land availability and transportation access continue to drive residential investment.
