Viceroy Residences Clearwater Beach to bring new era of coastal luxury and resilience (PHOTOS)

In a transformative move set to redefine beachfront living on Florida’s Gulf Coast, BH3 Management and U.S. Development have unveiled Viceroy Residences Clearwater Beach — the region’s first waterfront condominium development in more than a decade.

Located at 551 Gulf Blvd., the dual nine-story landmark blends modern coastal elegance with innovative resiliency features, tailored to attract high-net-worth buyers.

Clearwater Beach has experienced a surge in popularity, with home values rising 64 percent, since 2020, and rental growth increasing 9.1 percent, over the past year. Despite this booming market, new waterfront developments have been scarce, often pushing local buyers toward Naples or Sarasota.

“There has been pent-up demand for a state-of-the-art building that not only adheres to, but exceeds current code requirements while showcasing cutting-edge architecture,” said John Farina, chief executive officer of U.S. Development.

Farina added, “There is no new beachfront offering in the region, so buyers currently have to look elsewhere, on Florida’s west coast.”

With two hurricanes impacting the Tampa Bay region in the past year, resiliency and durability remain top of mind for residents and developers. Viceroy Residences Clearwater Beach incorporates advanced storm-hardened features that go beyond standard building codes including Category 5-rated glazing to withstand hurricane-force winds above the typical threshold, elevated critical systems at 18.6 feet North American Vertical Datum, surpassing Federal Emergency Management Agency flood requirements, a 100,000-gallon stormwater retention system and dual gas-powered generators.

“Resiliency is at the core of this development, ensuring residents are protected from extreme weather while maintaining long-term livability,” Farina said. “Our design goes beyond standard building codes by incorporating structural reinforcements that can withstand hurricane-force winds of up to 185 mph — exceeding Florida’s current 175 mph requirement in high-velocity zones.”

He continued, “These measures set a new standard for safety and sustainability, giving residents peace of mind in an era of increasing climate challenges.”

While durability is paramount, developers of the Viceroy are also committed to creating luxury-style living. Some notable amenities include:

  • A private, 270-foot-wide beach guarded by jetties, provides privacy and views of the Gulf of Mexico and Clearwater Bay.
  • A resort-style pool and dining area with plush cabanas, a beach bar, alfresco dining and curated amenities.
  • Wellness-focused facilities include a fitness center, with Gulf views, a full-service spa, with a sauna and steam room, hot and cold plunge pools and dedicated yoga and relaxation spaces.
  • Social and leisure areas, such as a media lounge, sports bar, billiards area and plans for a club room, kids club and teen center.

Prospective buyers can preview the project at the newly opened, $5 million sales center, at 805 S. Gulfview Blvd., in Clearwater. The center features immersive displays and model units that showcase the property.

U.S. Development — led by Farina and Chief Financial Officer Dustin Salzano — has delivered more than 800 residential units, including projects such as Ocean Delray and 1625 Ocean in Delray Beach. Its partner, BH3 Management, which has deployed more than $2.5 billion in capital and developed 4 million square feet of real estate, boasts a legacy that includes Icon Las Olas and Privé at Island Estates.
