330 luxury apartments planned near Moffitt’s Speros Campus in Spring Hill

Middleburg is planning a 330-unit luxury community in Spring Hill minutes from Moffitt’s new Speros Campus.

Middleburg has bought land and secured construction financing for Mosby Deerbrook. It is a 330-unit luxury apartment community planned for Spring Hill.

The project is at 12014 Engle Road and will begin construction soon after receiving a loan from US Bank.

The new community is less than a mile from Moffitt Cancer Center’s Speros Campus. The 775-acre development will grow for decades and is expected to include clinics, research facilities, housing and more than 140 buildings.

The first phase opens in January 2026, with a 91,000-square-foot outpatient center and a 26,000-square-foot proton therapy center. It is one of about 50 of its kind in the country.

Mosby Deerbrook sits in a fast-growing part of Pasco County. The county has grown about 130% since 2010 and is expected to add more than 223,000 new residents by 2045.

Middleburg says demand for quality rental housing is rising as new jobs and research programs move north of Tampa.

Kory Geans, Chief Investment Officer for Middleburg, said the fundamentals in Pasco County are exceptional and that the growth of the last two years shows why Middleburg is investing here.

“We are excited to continue taking a local approach to building out a portfolio that meets renter demand in the area for high-quality, attainable housing,” he said.

A location with access and walkability

Mosby Deerbrook is a quarter mile from the Suncoast Parkway. Residents will be able to reach the Westshore Business District, Hillsborough County and Tampa International Airport within about 30 minutes.

The site also connects to the 42-mile paved Suncoast Trail and sits near top-rated public charter schools.

The community will include 113 one-bedroom homes, 182 two-bedroom homes and 35 three-bedroom homes.

Amenities include a game lounge, pet spa, co-working lounge, activity yard and outdoor courtyard spaces.

A continued push into Pasco County

Middleburg has been active in Pasco for the last two years. The company has delivered nearly 600 units with Hamlet at Avalon Park and Mosby at Avalon Park in Wesley Chapel. Mosby Deerbrook is Middleburg’s third community in the county.

Geans said Mosby Deerbrook reflects the company’s commitment to the Tampa region.

He said Mosby Deerbrook is part of the company’s commitment to serving the growing Tampa region with communities that improve residents’ quality of life.

Middleburg has developed or acquired more than 32,000 multifamily units and completed more than $4.5 billion in transactions since 2004.

Why it matters

Mosby Deerbrook adds housing near a major medical and research expansion.
It supports job growth tied to Moffitt’s Speros Campus and strengthens Pasco County’s role as a major growth corridor in Tampa Bay.

It shows investor confidence in Pasco at a time when demand for rental housing remains strong.
