100-unit Wesley Chapel senior living community sold, rebranded

Senior living property off State Road 56 changes ownership and expands regional portfolio.

American House Senior Living Communities has acquired Beach House Assisted Living & Memory Care in Wesley Chapel and renamed the property American House Wesley Chapel, bringing the operator’s Florida portfolio to 14 senior living communities.

The community, located at 30070 State Road 56, includes 100 units with 67 assisted living apartments and 33 memory care residences.

The acquisition also expands American House’s relationship with AEW Capital Management, which owns the property. With the addition of Wesley Chapel, American House now operates five Florida communities owned by AEW.

Growth strategy in Florida

American House CEO Dale Watchowski said Florida remains a core growth market for the organization.

“Florida has long been a core market for American House and the addition of American House Wesley Chapel reflects our continued commitment to thoughtful growth in communities where our experience and operating model can make a meaningful difference,” Watchowski said.

The Wesley Chapel property will continue operating with its existing team in place. Residents will have access to American House’s operating platform, which includes culinary programs, wellness services and daily life enrichment activities.

The community offers studio, one and two-bedroom apartments, some with balconies or patios. Residents have access to chef-prepared dining, housekeeping and a calendar of social activities and outings. Amenities include a wellness center, salon, movie theater, outdoor gathering areas and scheduled transportation.

Jeff Floyd, president of American House, said the company plans to build on the property’s existing reputation while expanding programming and operational support.

“This community brings together a dedicated team, a strong local reputation and a service offering that aligns seamlessly with our standards,” Floyd said. “We look forward to supporting residents, families and team members with the operational strength, resources and values that have defined American House for nearly 50 years.”

The acquisition further strengthens American House’s partnership with AEW Capital Management, a global real estate investment manager.

“American House continues to be a valued operating partner as we expand our seniors housing footprint,” said Brian Sunday, managing director and senior housing portfolio manager at AEW. “Wesley Chapel represents another opportunity to build on a relationship rooted in operational and long-term alignment.”

The community sits about 30 minutes north of downtown Tampa and within a short drive of several health care providers, including AdventHealth Centra Care Wesley Chapel and BayCare Medical Group. Nearby retail and dining options include The Grove at Wesley Chapel.

American House ranks among the 25 largest senior housing providers in the United States and operates about 70 communities across the Midwest, Southeast, Mid-Atlantic and Northeast.

The company provides independent living, assisted living and memory care housing for older adults.
