Strategic Property Partners moves headquarters to Water Street Tampa

Strategic Property Partners will move its headquarters to Water Street Tampa as Velera prepares to take over its Sparkman Wharf space.

Strategic Property Partners is relocating its headquarters from Sparkman Wharf to Thousand & One, an office tower in Water Street Tampa.

Architecture firm Gensler, a tenant at Thousand & One, is designing the new space.

The move will open space at Sparkman Wharf for Velera, a St. Petersburg-based credit union service organization and financial technology provider.

Why SPP is moving

SPP executives said the relocation aligns with the company’s development pipeline and workspace needs.

“SPP’s move to Thousand & One puts us closer to our future developments launching later this year,” said Josh Taube, chief executive officer of Strategic Property Partners. “We will miss Sparkman Wharf but look forward to a workspace that better suits our company’s needs.”

Thousand & One is part of the broader Water Street Tampa development and is nearing full occupancy.

What happens at Sparkman Wharf

Velera plans to move into SPP’s former space at Sparkman Wharf as it reconfigures its office footprint.

Formerly known as PSCU/Co-op Solutions, Velera has operated in St. Petersburg since 1977.

The company said its new space will function as a headquarters with a client experience center, meeting spaces and executive offices.

With much of its workforce now remote, the company said the move reflects how it plans to use office space going forward.

“Velera is excited to relocate to Sparkman Wharf, a nationally recognized business and tech hub,” said Chuck Fagan, Velera’s president and chief executive officer. “As a longtime member of the Tampa Bay business community, we look forward to leveraging the energy of the area to enhance our client services.”

Timing and what’s next

Velera expects to complete its relocation by mid-2026.

SPP’s move brings Thousand & One closer to full occupancy while maintaining its presence within the Water Street Tampa district.
