Kolter Urban has unveiled renderings for a 162-unit luxury condominium development on Corey Avenue, in St. Pete Beach, featuring restaurants, retail and public green space.
Kolter purchased the waterfront parcel, in late 2024, for $9.85 million, acquiring the site initially slated for Corey Landing, a 243-unit apartment project that was approved in 2022, but later abandoned by Ram Realty Advisors.
In addition to the Corey Landing site, Kolter bought two nearby properties: 75 Corey Ave., for $3.5 million, and 85 Corey Circle, for $1.75 million. Charlie’s Transmissions and The Blue Parrott restaurant previously occupied these sites.
Kolter’s proposal reconfigures the original plan, reducing density from 63 to 34 units, per acre, and replacing a single large structure with four eight-story condo buildings. Each building will have seven floors of residences, above-ground-floor parking and retail. The project also includes 4,000 square feet of restaurant space, 8,540 square feet of retail, 39 boat slips, a waterfront promenade and public amenities.
A construction timeline has not been announced.
