Landmark Properties to build 807-bed student housing near USF

Landmark Properties has acquired a 4.3-acre site near the University of South Florida and plans to build an 807-bed student housing community called The Mark Tampa, the company announced.

Developed in partnership with Canyon Partners Real Estate and Peninsula Investments, the six-story project will rise at 2700 University Square Drive, near the USF campus.

Construction will begin immediately, with completion expected for the 2027–2028 academic year.

The Mark Tampa will feature 215 fully furnished units ranging from studios to five bedrooms, each with quartz countertops, stainless-steel appliances and in-unit laundry. The property will also include 25,000 square feet of amenities such as a rooftop pool deck, sports simulator, sauna, indoor/outdoor fitness center, study spaces and a jumbotron.

Ground-floor retail and nearly 650 parking spaces are planned, along with a Bull Runner shuttle stop providing direct service to campus.

The project will be Landmark’s fourth student housing development in Tampa, adding to The Standard at Tampa, The Metropolitan Tampa and The Retreat at Tampa.
