Why is Solomon Partners doubling down on Tampa’s Water Street?

Solomon Partners’ expansion at Thousand & One drives Water Street Tampa’s premier office tower to 92% occupancy.

Strategic Property Partners announced that Solomon Partners, L.P., a leading investment bank headquartered in New York, has signed a new direct lease and expansion at Thousand & One, the signature office building in Water Street Tampa.

The firm, which operates from New York, Miami, Chicago and Tampa, had previously occupied the space under a sublease. Its decision to remain and expand signals a deepened investment in the Tampa market and confidence in the city’s growing financial ecosystem.

Why It Matters

With Solomon Partners’ new agreement, Thousand & One is now 92% leased, underscoring both tenant retention and momentum in Tampa’s Class A office market. According to SPP, 36% of the building’s tenants are new to the region, reflecting Water Street Tampa’s continued draw for national and international firms seeking a foothold in the Southeast.

“Thousand & One was designed to deliver a world-class workplace experience, and we are thrilled to help Solomon stay within the building,” said Mary-Kate Michalak of SPP. “Our focus continues to be building strong relationships and finding solutions that meet our tenants’ evolving needs.”

Industry Insight

Franklin Street, which leads leasing efforts for Thousand & One, emphasized the broader market signal behind the move.

“Companies increasingly see this location as a powerful tool to recruit the best and brightest,” said Matt Alexander, senior director of office and industrial at Franklin Street. “This is a great deal not only because of the quality of the tenant, but because Solomon started as a subtenant and is now committing to a direct lease. That transition further solidifies momentum in the Water Street neighborhood.”

Of the building’s 360,000 square feet, just 24,000 remain available, including a rare opportunity for a full-floor buildout, signaling continued high demand in Tampa’s premier downtown corridor.
