Waldorf Astoria plans 18 story tower in downtown Sarasota

Waldorf Astoria will build an 18 story residential tower in downtown Sarasota with 86 homes and a full suite of luxury amenities.

A major real estate project is coming to downtown Sarasota. Jebcore Companies and WMG Development have partnered with Hilton to announce Waldorf Astoria Residences Sarasota.

The residential tower will rise at Main Street and Pineapple Avenue near Sarasota Bay. This location places future owners within walking distance of the waterfront, the marina and several dining and shopping options. The project introduces a global luxury brand to Sarasota for the first time.

What happened?

Jebcore Companies and WMG Development have revealed plans for Waldorf Astoria Residences Sarasota. The project will be an 18-story tower with 86 private homes. The design work is being led by ODP Architecture and Design. Workshop APD will create the interiors.

The developers plan to include more than 50,000 square feet of indoor and outdoor amenities. These amenities will feature Peacock Alley, a fitness and Pilates studio, a spa, a movie theater lounge, a golf simulator and guest suites.

The outdoor area will include landscaped lawns, gardens, a resort-style pool, a cold plunge and a hot tub. The site will also offer a dedicated grove and several private seating areas.

The developers also plan to provide access to a Rolls-Royce Cullinan house car, golf cart service and a day yacht. These additions are meant to create a full-service experience for residents.

The tower will include 42,000 square feet of Class A commercial space. This commercial component will feature outdoor seating areas and dedicated parking for visitors and tenants.

Construction is expected to begin in late 2026. Sales will start soon through Michael Saunders and Company.

Why this matters

  • A global luxury brand is entering Sarasota for the first time
    • Waldorf Astoria brings international recognition to the city. The brand is known for high-quality service and design. Its expansion into Sarasota signals strong confidence in the local market.
  • The project will add new commercial activity to downtown
    • The commercial space will create opportunities for new restaurants, retail shops and service providers. The location at Main and Pineapple attracts consistent foot traffic. This activity can support surrounding businesses.
  • The project is likely to influence Sarasota’s luxury real estate market
    • Branded residences often attract buyers from national and international markets. These buyers typically seek long-term value and lifestyle-oriented features. A Waldorf Astoria property may raise expectations for future luxury developments in the region.
  • The development team is signaling long-term commitment to the city
    • WMG Development purchased the site in 2023. The team has said it plans to create a project that reflects Sarasota’s identity. This level of planning suggests confidence in Sarasota’s growth and stability.

What you should know

  • If you are a buyer
    • You should expect strong interest once sales begin. The Waldorf Astoria brand and the location will drive demand. Buyers who want early access should stay in contact with Michael Saunders and Company for reservations and availability.
  • If you work in real estate
    • You may want to follow this project closely. Branded residences often affect pricing and buyer interest across the broader market. This development may set new standards for luxury residential offerings in Sarasota.
  • If you are a business owner in downtown Sarasota
    • You may see increased foot traffic once the project opens. A building of this size introduces a new base of residents and visitors. Businesses in dining, wellness and personal services may benefit from the increased activity.
  • If you focus on economic development
    • This project supports ongoing growth along Florida’s west coast. Sarasota continues to attract high-net-worth individuals seeking coastal living, cultural amenities and strong real estate values. The addition of a global brand strengthens that trend.

What’s next?

The next steps will focus on project details and pre-construction planning. Buyers should expect updates on pricing, floor plans and new renderings.

The developers may also release more information about the commercial space and amenities. Community groups and city leaders will monitor how the project fits into plans for walkability and transportation.
