New rental community brings 284 homes to Parrish

A new rental community adds 284 homes to Parrish as Tampa Bay housing growth pushes south.

Atlanta-based real estate firm Quinn Residences has delivered its first residential community in the greater Tampa Bay area, adding new rental housing in one of Manatee County’s fastest-growing corridors.

The company completed Quinn Residences at Moccasin Wallow in Parrish, a purpose-built rental community with 284 newly constructed cottages and townhomes.

The project marks Quinn’s entry into the Tampa Bay market at a time when housing access remains a central issue across the region.

A new rental community in Parrish

The community delivered its first homes in September 2025 and sits just east of Interstate 75 in Parrish, an area that has seen steady residential growth as development continues to push south along the I-75 corridor.

From the site, residents have direct access to employment centers, retail districts and Gulf Coast destinations across the Tampa Bay Area, including St. Petersburg and Sarasota.

The location places the community within commuting distance of multiple job hubs while offering a lower-density alternative to urban living.

Home design and community amenities

Homes at Moccasin Wallow feature three- and four-bedroom floor plans designed to offer the space and privacy often associated with homeownership, paired with the flexibility of renting.

Residences include modern finishes, smart-home technology and in-home laundry.

Planned community amenities include a resort-style pool, pickleball courts, a dog park, a fitness center, a yoga studio, solar integration and maintained landscaping.

The layout and amenity mix reflect growing demand for rental housing that functions more like a neighborhood than a traditional apartment complex.

Responding to Tampa Bay Housing demand

“Recognizing the growing population and job growth in the Tampa Bay area, we’re excited to add more housing access to Parrish with this community,” said Colleen Yeager, chief operating officer of Quinn Residences. “It blends convenience with a residential feel and supports the way people want to live today.”

For Quinn, the Parrish site offered both visibility and connectivity, two factors the company views as critical as housing demand continues to rise across suburban Tampa Bay.

This is not just a single project delivery. It is a signal of where new housing supply is landing as affordability pressures reshape where people choose to live.

Company background and Florida expansion

Founded in 2020 and headquartered in Atlanta, Quinn Residences develops and operates dedicated rental communities across the Southeastern United States.

The company’s portfolio includes more than 5,100 homes across 33 communities.

Yeager said the company plans to continue expanding in Florida later this year with the development of its Terra View community in San Antonio.

For Tampa Bay, the delivery of Moccasin Wallow adds new rental supply in a market where growth has consistently outpaced housing availability.

As population and employment continue to rise, developments like this one are increasingly shaping how and where the region grows.
