Ram Realty Advisors has acquired Beacon 430, a 327-unit apartment community in downtown St. Petersburg.
An affiliate of Ram Realty Partners VII purchased the property. The Palm Beach Gardens-based investment manager did not disclose the purchase price.
Beacon 430 occupies 4.3 acres across two city blocks near the center of downtown St. Petersburg. Developed in 2014, the four-story residential community includes elevator-served buildings and expansive outdoor amenity areas. The property offers a lower-rise residential format in a downtown market where rising land costs and limited sites increasingly favor high-rise development.
Value-add improvements planned
Ram plans a value-add program focused on operational improvements, common-area upgrades and selective renovations to apartment interiors.
“Beacon stood out to us because of its scale, location and ability to offer a different residential experience than much of the new product in downtown St. Pete,” said Nate Wilson, vice president of multifamily investments at Ram. “We believe targeted operational improvements and selective upgrades will further strengthen the property’s position within= the market.”
Location near major employers
Beacon 430 sits within walking distance of major downtown employers including Johns Hopkins All Children’s Hospital, Orlando Health Bayfront Hospital and the University of South Florida St. Petersburg campus.
Residents also have direct access to the Central Avenue retail and restaurant corridor and the city’s waterfront parks, museums and cultural venues.

Ram has invested in the Tampa Bay market for more than two decades.

Beacon represents another opportunity to expand our footprint in a market we know well.”
Ram targets multifamily properties in infill urban markets where new development is increasingly constrained. Downtown St. Petersburg has become one of Florida’s most supply-constrained urban submarkets as available development sites shrink and land costs climb.
