A newly built Riverview medical office project anchored by AdventHealth Primary Care Network has sold for roughly $28.5 million to Sun Life Assurance Co. of Canada through its BentallGreenOak real estate platform.
The 33,694-square-foot property sits at 6606 Simmons Loop near U.S. 301 in Riverview. Tampa-based Harrod Development Inc. developed the project.
The transaction reflects continued investor interest in outpatient medical office properties across South Hillsborough County, where rapid residential growth along the U.S. 301 corridor has driven demand for healthcare services closer to expanding neighborhoods.
Riverview and surrounding communities continue to attract healthcare, retail and mixed-use development tied to ongoing housing construction throughout the market.

Sun Life acquired the property through BentallGreenOak, its global real estate investment platform.
In its first-quarter earnings report released May 6, Sun Life said it completed the acquisition of the remaining equity interests in BentallGreenOak as part of a broader push to expand its asset management business.
BentallGreenOak manages real estate and related investments across office, industrial, multifamily, retail and healthcare sectors globally.
The Riverview acquisition adds to the continued institutional interest in medical office properties tied to population-growth markets and outpatient healthcare expansion.
