6 story luxury student housing project breaks ground near USF

A major student housing project is now underway near USF, bringing new units, modern amenities and fresh investment to North Tampa.

Landmark Properties has started construction on The Mark Tampa, a six-story luxury student housing community planned for University Square Drive.

The project will bring more than 800 beds and a long list of modern amenities. It is expected to open before the 2027 to 2028 school year.

During the event, Landmark made a $10,000 donation to The Lions World Vision Institute, a Tampa nonprofit that works to restore sight worldwide.

What happened

Landmark held a formal groundbreaking for The Mark Tampa and confirmed plans to build 215 units, ranging from studios to five-bedroom layouts.

The project will total about 270,500 square feet of residential space.

The amenity list includes a rooftop pool deck, fitness center, jumbotron, sports simulator, sauna, cold plunge and a computer lab.

The building will also offer on-site parking and a small amount of ground-floor retail.

Leaders from Canyon Partners Real Estate, Peninsula Investments and Kennedy Wilson joined Landmark at the event.

What this means for you

The USF area continues to draw national developers and investors.

More students want modern housing with study spaces and walkable access to campus. Projects like this also encourage more retail and dining nearby.

For real estate watchers, The Mark Tampa shows that developers see long-term demand in North Tampa, even with construction costs higher than usual.

Takeaway

The Mark Tampa is now officially underway and will add another major housing option for USF students.

Landmark says it wants this project to feel modern, walkable and community-focused.
