136,714-SF spec warehouse planned at New Tampa Commerce Center

New Tampa Commerce Center plans a 136,714-SF spec warehouse near I-75 and U.S. 301.

Trammell Crow Company has acquired about 10 acres at 9447 Fowler Ave. in Thonotosassa and plans to develop New Tampa Commerce Center, a 136,714-square-foot speculative warehouse roughly 14 miles northeast of downtown Tampa.

The site sits just east of Interstate 75 with direct access to U.S. 301, a corridor that has become a key location for industrial development serving the Tampa Bay region.

Spec warehouse planned for Thonotosassa

The project is designed as a single-story shallow-bay warehouse with a 32-foot clear height, ample car parking and above-market power capacity. Trammell Crow said it closed on the site in February 2026 and expects the building to deliver in January 2027.

C4 Architecture designed the project and FCL Builders will handle construction.

“We’re excited to break ground on this infill project in the highly constrained Tampa MSA, where quality industrial space is increasingly difficult to find,” said Brendon Dedekind, Florida market leader and principal for Trammell Crow Company. “This shallow-bay facility is designed to meet the needs of modern warehouse users who want to efficiently serve the broader Tampa Bay region.”

The building will include move-in-ready office space and flexible configurations intended to support a range of warehouse and distribution users operating across the Tampa Bay market.

Developers continue to target the U.S. 301 corridor as industrial users look for sites with highway access and room for modern logistics space near growing residential areas in eastern Hillsborough and Pasco counties.

Trammell Crow Company, a wholly owned subsidiary of CBRE Group, has developed or acquired more than 3,000 buildings totaling over 700 million square feet and valued at approximately $90 billion. As of Dec. 31, 2025, the company reported $19.4 billion in projects in process and another $10.1 billion in its development pipeline.
