St. Armands building reaches full occupancy after storm damage

A retail building on St. Armands Circle has reached full occupancy after flooding from Hurricane Helene and a renovation.

The 4,221-square-foot building at 28 S. Boulevard of the Presidents reached that mark after Chocolate Emporium signed a lease for the remaining 1,446-square-foot space. The chocolatier plans to open in June as its second location in the area, joining an existing store on Anna Maria Island.

The building has three units leased to food, beverage and retail tenants.

Acadia Jewels Fine Jewelry & Design, a Bar Harbor, Maine-based retailer, opened its 1,390-square-foot location on Jan. 1. Le Shop, a 1,385-square-foot coffee shop and wine bar with a small market, opened in November 2025.

Ian Black Real Estate brokers Amy MacDougall and Heidi Haber represented the landlord, South Ft Myers Properties LLC, in all three lease transactions.

Thomas Lee, who represents the ownership group, said the leasing focused on tenants that can operate year-round in the St. Armands market.

MacDougall said the rebuilding process gave the landlord a chance to replace tenants. Haber said leasing has increased on St. Armands Circle as businesses reopen following storm damage.
