Construction begins on 224-unit New Port Richey apartments

Construction has started on Charleston Ridge Apartments, a 224-unit, 247,000-square-foot multifamily development in New Port Richey.

The project, at 9949 Elyton Loop, includes four four-story apartment buildings and six two-bedroom townhomes above 10,000 square feet of ground-floor commercial space. Capstone Building Corp. is the general contractor. Completion is expected in 2027.

The project adds rental supply in Pasco County, where growth has pushed multifamily development north of Hillsborough County as developers pursue lower land costs and access to expanding job centers.

“Charleston Ridge Apartments represents our continued commitment to thoughtful growth in high-demand markets across the Southeast,” Eric Morrison, vice president of development at Dobbins Group, said in a statement.

The project also includes a limited mixed-use component, with commercial space beneath the townhomes that can support small-scale retail or services.

The apartment buildings will offer one-, two- and three-bedroom units with elevator access. Planned interiors include quartz countertops, stainless steel appliances, walk-in closets and smart locks.

Community amenities will include a clubhouse with a fitness center, lounge and tenant market, along with a 2,700-square-foot pool, electric vehicle charging stations and property-wide WiFi. The site will also include controlled access for both vehicles and pedestrians.

Capstone Building Corp., which has completed more than 130 multifamily projects across 22 states and maintains a Tampa office, is overseeing construction.

The development adds to a growing pipeline of multifamily projects in Pasco County as population growth continues to shift north in the Tampa Bay region.
