A $38.7 million land deal will bring another gated residential community to North River Ranch in Parrish.
Neal Land & Neighborhoods sold roughly 400 acres within North River Ranch to PulteGroup in the company’s largest land sale to date. PulteGroup will develop the property as Explore by Del Webb at North River Ranch, marking the first Florida community under the company’s Explore by Del Webb brand.
The project will occupy the northeast portion of North River Ranch, a master-planned development approved for roughly 6,000 homes along with commercial development, recreation space, schools and a future hospital. The deal adds to rapid residential expansion in Parrish along the Interstate 75 corridor.
The deal reflects continued builder investment in Parrish, where large master-planned developments have expanded rapidly as population growth pushes farther south along the Interstate 75 corridor.
Homes in the new community will range from approximately 1,405 square feet to more than 3,900 square feet. The community will include multigenerational floor plans with private suites, separate living areas and kitchenettes designed for extended families and aging relatives.

The floor plans reflect growing demand for multigenerational housing as builders adapt to changing family structures and demographic shifts.
North River Ranch has attracted builders including David Weekley Homes, Neal Communities, Homes by WestBay and Cardel Homes Florida.
“Explore builds on that vision by broadening the community’s appeal while complementing what’s already in place,” John A. Neal, president of Neal Land & Neighborhoods, said in a statement.
Sales begin May 20, with a public grand opening scheduled for May 30. Introductory pricing starts in the mid-$300,000 range.
