Pasco project adds 2,500 homes, preserves 2,000 acres

Eisenhower Property Group plans to develop a 2,500-home master-planned community along State Road 52 in Pasco County, adding another large residential project to one of the Tampa Bay region’s fastest-growing development corridors.

The community, known as Verona, will occupy about 1,500 acres west of Interstate 75. Home sales are expected to begin in late 2027. The project will include 2,500 residential units from multiple builders, including more than 850 homes from PulteGroup’s Explore by Del Webb brand.

The development is part of a larger 3,500-acre property. Eisenhower said about 2,000 acres will remain as open space, agricultural land or recreational uses under a restrictive covenant with Pasco County.

Additional homebuilders for Verona are expected to be announced later this year.

“Pasco County continues to be one of Florida’s most dynamic growth corridors, and Verona is an exciting next chapter in that story,” said Jeffery Hills, president of Eisenhower Property Group.

Verona is Eisenhower’s second master-planned community along the State Road 52 corridor. The company recently launched Hillcrest, located east of the Verona site near Bellamy Brothers Road, where builders including Lennar, Perry Homes, Taylor Morrison and Dream Finders Homes have begun selling homes.

PulteGroup said Verona will become the second Explore by Del Webb community in Florida. The concept offers the lifestyle and amenities associated with Del Webb communities without age restrictions.

“We are incredibly excited to announce the second Explore by Del Webb community in the state of Florida coming soon to Verona,” said Sean Strickler, West Florida division president for PulteGroup.

Plans call for a central amenity area with a clubhouse, resort-style pool, fitness center, pickleball courts, playgrounds, picnic areas and a dog park connected by a network of multiuse trails.

Founded in 2004, Eisenhower Property Group develops mixed-use and residential projects across Florida. The company says it has more than 25,000 residential lots under development statewide and controls additional commercial development projects through affiliated businesses.
