Water Street Tampa expands with 452-unit residential tower

Plans have been filed for a roughly 400-foot residential tower at Water Street Tampa that would add 452 apartments, 37,000 square feet of ground-floor retail and 645 parking spaces on a 1.9-acre site at Water Street and Cumberland Avenue.

Strategic Property Partners said the tower is part of nearly $1 billion in planned investment that will add more than 2 million square feet of development and nearly 200,000 square feet of retail and restaurant space to Water Street Tampa.

“Water Street Tampa has always been guided by a long-term vision, and that vision continues to evolve as the neighborhood grows and matures,” Chief Executive Officer Josh Taube said in a statement. “We’ve refined our approach based on how people live, gather and experience the neighborhood every day, and those insights have shaped everything from the public spaces and retail experience to the residences themselves.”

Amenities will include coworking space, a demonstration kitchen, fitness center, resort-style pool and hot tub, sauna, cold plunge, media room, game room, pet spa and dog run.

Construction is expected to begin in spring 2027, with completion projected for late 2029.

The developer also named Moss as general contractor. Moss previously built the Cora apartment tower and was recently selected, in a joint venture with Barton Malow, to construct Water Street Tampa’s planned entertainment venue.

Nichols Architects designed the tower, with interiors by MAWD | March and White Design. OJB Landscape Architecture is leading the landscape design, Stantec is designing the surrounding public realm and Kimley-Horn is serving as civil engineer. The building will include studio, one-, two- and three-bedroom apartments.
