U Lake Apartments, a 300-unit student-oriented community near the University of South Florida, has sold for $21.08 million.
The roughly 11-acre property sits along Bruce B. Downs Boulevard, about a six-minute drive from USF, in one of Tampa’s largest concentrations of student housing.
ULake offers one- and two-bedroom apartments and recently completed communitywide renovations to shared amenities including three resort-style pools, a fitness center, tennis and volleyball courts, a dog park and dog wash station.
The sale comes as USF continues to support a substantial off-campus housing market: the university enrolled 49,875 students in fall 2025, including 37,517 undergraduates. Its entering class included 3,780 first-time-in-college students, with 2,152 living on campus.
ULake Apartments LLC, a Florida entity with a New York address, acquired the property at 14200 Bruce B. Downs Blvd. from Core SVA Tampa Bruce LLC, according to records.
The buyer simultaneously recorded a $22 million mortgage with KeyBank National Association, along with an assignment of leases and rents and a UCC financing statement covering the property and related assets.
