Better Buzz Coffee has locked up a Brandon property for at least 15 years as the San Diego coffee chain moves into Florida.
The company leased a 3,625-square-foot building on about 1.1 acres at 1402 W. Brandon Blvd., near Limona Road, records show. The lease runs for 15 years once rent begins, with four five-year extension options that could keep Better Buzz at the site for 35 years.
The lease also gives Better Buzz some breathing room from competitors by preventing landlord WPG-Limona LLC from leasing neighboring property or another site within a half-mile to a business operating primarily as a coffee shop while Better Buzz remains a tenant.
The restriction protects a business built increasingly around drive-thru traffic, with Better Buzz operating cafés, drive-thrus and stores combining both formats across California, Arizona and Nevada. Many open between 4 and 5 a.m., while the menu extends beyond coffee to breakfast sandwiches, egg bites, açaí bowls, smoothies, wraps and pastries.
Founded in San Diego in 2002, Better Buzz roasts its coffee there and says it delivers freshly roasted beans to its stores each week. The company is a certified organic coffee roaster and says it works to source Fair Trade and Rainforest Alliance coffees.
Better Buzz has since expanded across Southern California and into the Phoenix and Las Vegas markets, including Scottsdale, Tempe and Henderson, with drive-thrus featuring heavily among its locations outside San Diego.
The filings do not disclose Better Buzz’s investment in the Brandon store, an opening date or how many people it expects to employ.
