Clearwater-based Fields Inc. will take over Pier 60 and combine its concessions and beach rentals with Barefoot Beach House, which the company has operated since 2015. The five-year deal begins March 1, 2027.
Clearwater will collect $1.2 million in base rent over five years, with Fields investing another $500,000 in capital improvements. Beyond the rent, the city gets 20% to 25% of concession sales, depending on revenue, and half of beach-rental sales.
In return, Fields gets exclusive rights to rent cabanas, umbrellas, chairs and other equipment along roughly 1,000 feet of city-owned beach at Pier 60. The Clearwater City Council is expected to approve the deal Monday night. The city also has three five-year extension options.
Those rights tap into a tourism industry that drew nearly 15 million visitors and $6.1 billion in direct spending in fiscal 2025, generating $10.2 billion in total economic impact, according to Visit St. Pete-Clearwater.
Clearwater set up the consolidation in 2024 by extending Fields’ Barefoot Beach House lease to match the expiration of Alexandra of Clearwater Beach Inc.’s Pier 60 agreement. The city then launched a competitive process in February requiring bidders to pursue both properties together.
