Land Beneath New Riverview Chick-fil-A Sells for $4.85 Million

The land beneath a new Chick-fil-A in Riverview has sold for $4.85 million, just 20 days after the restaurant opened at 14310 S. U.S. Highway 301.

2022 Balm Riverview LLC sold the property to Trondheim LLC, according to a deed filed with the Hillsborough County Clerk. Chick-fil-A remains on the property under a ground lease — but before Trondheim could buy the land, the restaurant chain had the chance to buy it itself.

Chick-fil-A passed. The ground lease gave the company a right of first refusal, which it declined in an Aug. 28 letter clearing the property for the sale to Trondheim. Chick-fil-A preserved that right for future offers covered by the lease.

The Balm Road restaurant opened Aug. 20 with Lorena Kurtjian Hernandez as its local owner-operator. Chick-fil-A said the location would create about 120 jobs and donated $25,000 to Feeding Tampa Bay to mark the opening.
