Brandon Oaks Plaza, a 20,000-square-foot shopping center across from Brandon Exchange, sold for $10 million, according to records.
Blanding Outparcel LLC, an Orlando affiliate of commercial real estate investment firm Alakai Capital, bought the 1.81-acre property at 2102 W. Brandon Blvd. from Brandon Oaks Partners Limited Partnership. Built in 1985, the strip center sits at Brandon Boulevard and Lake Gornto Road near Interstate 75, with roughly 310 feet of frontage along Brandon Boulevard and parking for 100 vehicles. The building spans 22,000 square feet overall.
Blanding Outparcel borrowed $7.746 million from INB, National Association, with the shopping center securing the loan. An assignment of rents also gives INB the right to collect rent from the property if the borrower defaults.
The $10 million price works out to about $455 per square foot of gross building area. The property hadn’t recorded a qualified sale since 1991, when it sold for $1.25 million.
