Two new 7-Eleven stores sell for nearly $23 million near Central Florida

Two newly constructed 7-Eleven properties in Winter Haven and Clermont have sold for a combined $22.86 million, with separate private investors acquiring the convenience store properties from a Florida developer under corporate-guaranteed leases.

The transactions, announced Oct. 28 by SRS Real Estate Partners, involved two stores completed earlier this year, each operating under an absolute triple-net lease with scheduled rent increases every five years. Under those agreements, 7-Eleven generally assumes responsibility for property taxes, insurance and maintenance, leaving the owners with contractual rental income and limited operating obligations.

The Winter Haven property, located at 4326 Dundee Road in Polk County, sold for $11.31 million and includes a 4,650-square-foot store on 1.59 acres across from a newly constructed Publix shopping center. The second property, at 9430 U.S. Highway 192 in Clermont, brought $11.55 million for a slightly larger, 4,853-square-foot building on 1.27 acres near an Aldi shopping center. The two properties sold for prices just $240,000 apart, with each commanding more than $11 million for a building smaller than 5,000 square feet.

Patrick Nutt, senior managing principal of SRS Capital Markets, and William Wamble, executive vice president and principal, represented the Central Florida-based developer in both transactions. The buyers were identified only as separate private investors, and SRS did not disclose the capitalization rates or remaining lease terms.

“7-Eleven properties continue to attract investor interest due to their recognizable brand, convenience-driven business model, and tax benefits of bonus depreciation,” Nutt said in the announcement.

SRS Capital Markets has completed more than 500 transactions nationwide totaling over $2.5 billion in 2026, according to the firm, which currently has more than 900 properties on the market with a combined value exceeding $4.3 billion. Dallas-based SRS Real Estate Partners, founded in 1986, operates 30 offices nationwide and provides commercial real estate services across retail, industrial and capital markets.
