Harborview Plaza in Westshore sells to Miami investor for $39.5M

Buyer plans lobby renovation and waterfront upgrades at Rocky Point office complex.

Miami-based Banyan Street Capital has bought Harborview Plaza, a 206,329-square-foot Class-A office complex in Tampa’s Westshore submarket, for $39.5 million, the firm said Tuesday.

The seven-story property sits at 3031 N. Rock Point Drive in Rocky Point, overlooking Old Tampa Bay and a short drive from Tampa International Airport.

Banyan bought the 6.7-acre site from Cousins Properties and partnered with Lafayette Street Capital on the deal, which the firms described as their third investment together.

Harborview Plaza, built in 2002, includes covered parking, a 24-hour fitness center, an on-site restaurant and an adjacent park with jogging trails.

Banyan plans upgrades at Rocky Point property

Banyan said it has already started a capital improvement plan that includes a new lobby, a tenant lounge and café, elevator modernization and upgrades to interior and exterior components.

The firm also plans a waterfront outdoor patio and additional workspace areas, plus future improvements to the park, signage and wayfinding. “Harborview Plaza marks our fourth office acquisition in the last 12 months totaling 1.3 million square feet,” said Zac Gruber, president of Banyan’s office division.

Leasing will run through JLL’s Jim Moler and Deana Beer. CBRE arranged financing for Banyan through its Debt & Structured Finance team led by Amy Julian and Andrew Chilgren, with Prime Finance providing the new loan, according to the firms. CBRE’s National Office Partners team, led by Christian Lee and Sean Kelly, represented Cousins in the sale.

The purchase lands as office activity in Tampa shows improving fundamentals, particularly for higher-end space.

CBRE reported that Tampa’s office market posted a third consecutive quarter of positive net absorption in the fourth quarter of 2025, totaling 350,000 square feet, and said vacancy continued to improve with demand concentrated in Class-A buildings.

“Investor sentiment toward office assets continues to strengthen, and Florida remains one of the premier office markets in the United States,” said CBRE Senior Vice President Sean Kelly.
