$68M apartment complex to replace Office Depot on Dale Mabry

A 320-unit apartment complex would replace an Office Depot along Dale Mabry in Westshore.

A $68 million, 320-unit apartment complex is moving forward on North Dale Mabry Highway in Tampa’s Westshore district, replacing an Office Depot building.

Plans filed with the City of Tampa identify the project as The Mabry Apartment Building at 211 N. Dale Mabry Hwy., on a full-block site between Dale Mabry and North Sterling Avenue. The existing 24,500-square-foot Office Depot would be demolished.

The site is part of Tampa Commons, a retail center owned by RMC Tampa Commons LLC, an entity tied to Tampa-based RMC Property Group. RMC controls multiple properties along this stretch of Dale Mabry, positioning the apartment complex within a broader corridor it already owns and operates.

LeCesse Development Corporation is developing the project, with Baker Barrios as architect. Plans call for a seven-story apartment building with 320 units, a ground-floor lobby and co-working space, and an eight-story precast parking garage with 448 spaces. Ten spaces at the base of the garage will be reserved for an existing salon that will remain on site.

The building is organized around two interior courtyards, including a primary amenity deck with a pool and outdoor gathering space. The parking structure is positioned at the south end of the site.

The filing does not specify a construction start date, timeline, unit mix or rental rates. RMC Property Group did not respond to a request for comment.
