Engrained Lifestyle Apparel is opening its first store at Sparkman Wharf in June, betting the Tampa apparel brand can turn a growing audience built through online sales and local markets into permanent retail business inside Water Street Tampa.
The store will open at Sparkman Wharf, the waterfront food and entertainment district within the downtown mixed-use development. It will carry men’s and women’s apparel, youth products and collections built around Tampa sports culture, neighborhoods and local references.
The lease gives Engrained a permanent presence inside one of Tampa’s busiest mixed-use districts, where residential growth, office development and tourism traffic continue reshaping the downtown retail market. It also reflects Sparkman Wharf’s increasing focus on locally recognized brands with existing regional audiences.
Gabriel Santos, a Tampa native and University of South Florida graduate, launched Engrained in 2024, building the brand through online sales, farmers’ markets and community events before moving into a permanent retail space this year.

“Opening our first storefront at Sparkman Wharf feels incredibly meaningful because it places us in the heart of the city that shaped our brand from the very beginning,” Santos said in a statement. “Everything we design is intentional and inspired by Tampa’s story.”
The opening comes as mixed-use developments increasingly recruit smaller regional brands to help distinguish retail districts from shopping centers dominated by national chains. At Sparkman Wharf, Strategic Property Partners has continued filling retail space with local food, entertainment and lifestyle operators designed to draw repeat visitors and tourism traffic into Water Street Tampa.
