National builder adds 12 Wimauma lots to Tampa Bay housing pipeline

Lennar Homes acquired 12 townhome lots in Wimauma, expanding its pipeline in south Hillsborough County as builders across Tampa Bay continue to lean more heavily into townhomes as rising housing costs reshape the market.

The Miami-based builder acquired the parcels in West Lake Phase 2 from Millrose Properties Florida LLC and Millrose Properties Florida II LLC for roughly $1.26 million, according to property records.

Records show permits were issued last year for 12 townhomes along Rosefinch Hill Place and Lesser Goldfinch Drive, with estimated construction values of about $250,000 per unit.

Millrose and Lennar share the same West Boy Scout Boulevard address in Tampa in public records, indicating the transfer was likely tied to Lennar’s internal development pipeline rather than a traditional outside land acquisition. Large builders frequently separate land development and home construction among affiliated entities as projects move through infrastructure, financing and permitting stages.

Developers across Tampa Bay have continued advancing denser housing projects as higher mortgage rates and insurance costs reshape affordability across the region. Rising housing costs have pushed more buyers toward townhomes and smaller homes in both suburban growth areas and urban redevelopment districts.

Lennar has also continued expanding closer to downtown Tampa. At The Townes at West River near the Riverwalk and Armature Works, the company is marketing three- and four-bedroom townhomes priced from the low $600,000s. In South Tampa, Lennar is preparing additional townhome inventory at Townes at Manhattan Crossing on South Manhattan Avenue, where future-release townhomes are being marketed in the mid-$500,000s.

The company’s online community map shows active and future projects stretching across Hillsborough, Pasco, Polk and Manatee counties, underscoring how large builders continue expanding townhome construction across both suburban growth corridors and redevelopment districts throughout the Tampa Bay region.
