South Tampa project would add 345 Apartments, 138 affordable

Another large apartment project is planned for South Tampa, where Epoch Properties wants to build a 345-unit community that would include 138 affordable apartments on a former commercial site along West Gandy Boulevard.

The Winter Park-based developer is pursuing the project under Florida’s Live Local Act. Plans call for a five-story apartment building at 4465 and 4467 W. Gandy Blvd., with affordable units reserved for households earning up to 120% of the area’s median income. The affordability restrictions would remain in place for 30 years.

The project would redevelop about 6.9 acres within Gandy Commercial Plaza, a former commercial center that has been cleared for redevelopment in recent years.

Plans show the development would include a structured parking garage, a central courtyard and more than 500 parking spaces.

Epoch entered into an agreement earlier this year to acquire the property. The company has not disclosed a construction timeline or project cost and could not immediately be reached for comment.
