Six leases totaling about 78,000 square feet have been signed at 1 North Dale Mabry in Tampa’s North Mabry district, following the building’s November 2025 acquisition, as a $4 million upgrade program begins.
The leases include two renewals and expansions and four new tenants at the 260,000-square-foot Class-A office tower, where Enverra Real Estate Partners is making upgrades along the Dale Mabry and Interstate 275 corridor.

PCL Construction renewed and expanded to 20,977 square feet, while Marsh McLennan Agency increased its space to 18,008 square feet.
Manatt, Phelps & Phillips signed a 12,713-square-foot lease, Vault Risk Management took 12,772 square feet, Alvarez, Thompson & Smoak leased 8,557 square feet and Esthetica signed for 4,670 square feet.

The tenants are construction firms, insurance providers and law firms, and the property is along Interstate 275 with direct visibility and access to Midtown Tampa.
The upgrades include a new tenant lounge with a coffee bar, a landscaped outdoor terrace and improvements to the fitness center, conference facilities and common areas, while the plan also includes updates to the building’s street frontage.
“Tenants want workplaces that help them attract talent and support productivity,” said Tommy Spinosa, managing partner at Enverra Real Estate Partners.
The deals follow the November 2025 acquisition and mark the first leases signed since the purchase. The property marks Enverra’s first investment in Tampa, and Enverra, founded in 2024, invests in office and industrial properties across high-growth U.S. markets.
