1,000-student school proposed near Dale Mabry

Naidip Foundation Inc. is seeking Hillsborough County approval to build Apex Academy, a proposed kindergarten-through-eighth-grade school for up to 1,000 students on 24.5 acres at the southeast corner of Holly Lane and North Dale Mabry Highway in Lutz.

Plans call for about 135,000 square feet of buildings, including classroom space, a gymnasium, athletic fields, active play areas and a garden center. The campus would also include a private wastewater treatment facility and a well water system.

Transportation studies submitted with the application estimate the school would generate about 4,110 daily vehicle trips, compared with about 459 daily trips generated by the site today. Morning peak-hour traffic would increase from 22 trips to 1,069 trips.

To accommodate that growth, county transportation officials are requiring improvements along Holly Lane, including roadway widening, turn-lane construction and right-of-way dedication. The county also would require ongoing traffic monitoring after the school opens.

County planning staff found the proposal consistent with Hillsborough County’s comprehensive plan and recommended approval with conditions, including roadway improvements and post-opening traffic monitoring.
