Gibsonton McAlister’s Deli Property Gains 34.2% in 19 Months

McAlister’s Deli’s Gibsonton property sold for $3.087 million, gaining $787,000 in price in just 19 months.

Black Bay LLC bought the 2,957-square-foot McAlister’s Deli at 9360 Theater Drive for 34.2% more than its $2.3 million sale price in February 2025. The 0.58-acre Gibsonton Square property was developed in 2022.

The once-vacant site sold for $731,900 in July 2021, before a $397,376 construction permit cleared the way for the McAlister’s, followed by permits for signs, site work and a drive-thru canopy.

Hillsborough County currently values the property at about $1.82 million, roughly $1.27 million below what Black Bay paid.
