One of South Tampa’s waterfront apartment communities has hit the market, with all 250 units across more than 10 acres listed for sale and offers due Wednesday, October 21.
The property, Casa Bella on Westshore, was built in 2007 near Gandy Boulevard and the Lee Roy Selmon Expressway. Naples-based JBM Institutional Multifamily Advisors announced the listing Monday, although the brokerage did not disclose an asking price or identify the current owner.
Originally designed as condominiums, Casa Bella has one-, two- and three-bedroom apartments averaging 1,041 square feet, with the largest floor plans reaching 2,124 square feet across two-, three- and four-story buildings. About 20% of the units have loft-style layouts with ceilings reaching 20 feet, while 76% include an additional half-bathroom.
Inside, the apartments feature stainless steel appliances, granite countertops, shaker-style cabinetry and full-size washers and dryers, with oversized balconies and additional storage in select units. The property also has two swimming pools, a renovated 24-hour fitness center, a dog park, putting green and clubhouse, along with garages and carports available for rent.
About 1.5 miles from MacDill Air Force Base, the complex is approximately 15 minutes from downtown Tampa and Tampa International Airport, according to JBM. The brokerage reports an average household income exceeding $198,000 within five miles of the property.
JBM is marketing Casa Bella as a core-plus investment, generally referring to an established, income-producing property with opportunities for improvements or increased returns. The firm has handled more than $20 billion in multifamily transactions involving over 176,000 apartments, according to its announcement.
