Chipotle opening on Water Street Tampa

Chipotle Mexican Grill opened at Water Street Tampa on Dec. 23 with outdoor seating and standard daily hours.

Chipotle Mexican Grill will open a 2,500 sq ft restaurant at Water Street Tampa on Dec. 23, adding a nationally recognized fast casual brand to downtown Tampa’s largest mixed-use development.

The restaurant will be located at the corner of Cumberland Avenue and Via Corazon, placing it at the gateway to the next phase of Water Street Tampa.

The space will include outdoor seating within a pocket plaza designed to blend into the district’s walkable mix of offices, residences and retail.

Chipotle will operate during its standard hours, from 10:45 a.m. to 11 p.m.

For Strategic Property Partners, the developer behind Water Street Tampa, the opening reflects growing demand for accessible, everyday dining options as the neighborhood continues to fill in.

“As Water Street Tampa continues to grow and evolve, we’re excited to welcome Chipotle as a fast casual favorite that complements our expanding mix of dining options for residents, office tenants and visitors,” said Josh Taube, CEO of Strategic Property Partners. “Chipotle’s presence aligns with our vision of creating a dynamic, inclusive neighborhood filled with meaningful amenities.”

A strategic location inside a growing district

The Dec. 23 opening positions Chipotle to capture daily foot traffic from residents, office workers and visitors moving through Water Street Tampa during the holiday period and into the new year.

The restaurant sits near major pedestrian corridors connecting residential towers, office buildings and public gathering spaces.

As additional phases of Water Street come online, the location places Chipotle at the center of one of Tampa’s most active downtown nodes.

Chipotle operates more than 3,800 locations worldwide and employs more than 130,000 people.

The company markets its food as responsibly sourced and prepared without artificial colors, flavors or preservatives.

What it means for downtown Tampa

Water Street Tampa has positioned itself as a “city within a city,” combining high-rise offices, residences, retail and public spaces within a single connected district.

Its tenant mix spans national brands, local restaurants and service-driven concepts meant to support daily life downtown.

Joshua Pardue, a partner at JPRE Development and a key figure behind the nearby Gasworx project, said the location benefits both Chipotle and the district.

“It will bring both local and destination traffic to the southeast corner of the project while adding another quick service dining option,” Pardue said.

He noted that reactions among downtown residents are mixed.

“Some urban Tampa residents are excited about the new amenity and others prefer fewer national brands,” Pardue said.

Still, the addition reflects the district’s broader strategy of balancing recognizable brands with local offerings as density increases.

Chipotle is slated to operate daily starting later this month from 10:45 a.m. to 11 p.m.
