Downtown Sarasota condo introduces short-term rental model

A downtown Sarasota condo is pairing luxury ownership with short-term rental flexibility.

A new residential development planned for downtown Sarasota is introducing a model rarely seen in Florida’s luxury condo market: high-end ownership paired with short-term rental flexibility.

Chicago-based GSP Development has unveiled Saravela, an 18-story luxury condominium project planned for North Tamiami Trail in downtown Sarasota.

The development will include 282 condominiums, 11 townhomes, ground-level retail and a full amenity program.

What sets Saravela apart is its three-day minimum rental option, allowing owners to rent their residences for short stays while maintaining full ownership.

The model reflects how many buyers now use Sarasota both as a home base and a place they regularly leave and return to.

Downtown Sarasota is changing

Saravela is aimed at buyers who want flexibility without giving up location or quality.

Owners can live in their residences full-time, use them seasonally or generate income through short-term rentals, with professional on-site management handling guest services and day-to-day operations.

Sarasota hotels offer visitors convenience. Saravela offers that same ease while giving owners permanence, control and long-term value.

“Saravela represents the next evolution of Sarasota living,” said Larry Debb, founder and president of GSP Development. “We are delivering a community that blends luxury, convenience and flexibility in a way that fits how people actually live today.”

Pricing is expected to start under $1 million, placing Saravela among the newest condo options buyers are already considering in Sarasota.

Sarasota condos for sale are evolving

Designed by Kimmich Smith Architecture with interiors by ID & Design International, the residences will feature floor-to-ceiling windows, glass-lined terraces, Italian cabinetry by Aster Cucine and integrated smart home technology.

Turnkey furnished options will be available through Interiors by Steven G. Inc.

Amenities span 47,000 square feet across six indoor and outdoor levels, including three rooftop decks.

Plans include two rooftop pools, fitness centers, spa facilities, clubrooms, dining and entertainment spaces, co-working offices, a kids club, a golf simulator and pet amenities.

Residents will also have access to concierge services and a private shuttle to St. Armands Circle and Lido Beach, extending daily life beyond the building and into Sarasota’s waterfront and beaches.

Why downtown Sarasota restaurants and nightlife matter

Saravela sits between the Rosemary District and Sarasota’s downtown bayfront, placing residents within walking distance of restaurants, shops and gathering places that already anchor downtown Sarasota.

The location reflects a broader shift seen in Sarasota news and development, as buyers increasingly favor walkable neighborhoods with active street life and evening energy.

As Sarasota’s population grows, younger professionals, families and second-home buyers are looking for places that feel connected, not isolated.

How far is Tampa from Sarasota and why buyers care

GSP Development plans to open a presentation gallery and begin the reservation phase in the coming days, with contracts expected to follow in early 2026.
