Thousand & One hits 95% leased at Water Street

Berkadia relocation and RSM growth push the Water Street tower toward full lease-up.

Thousand & One at Water Street Tampa is now 95% leased after Berkadia signed a relocation lease and RSM expanded its footprint, pushing the 42-story, 360,000-square-foot office tower closer to full occupancy.

Strategic Property Partners announced the transactions Monday.

Leasing momentum builds toward full occupancy

The milestone builds on steady leasing gains over the past two years, when firms including Ballard Partners relocated to the tower in 2024 and Solomon Partners executed a direct lease and expansion last October, bringing occupancy to 92%.

RSM added 4,262 square feet to its existing 15,709-square-foot office. The accounting and advisory firm was the building’s first committed tenant in 2019 and now houses approximately 300 employees in Tampa.

Berkadia signed a lease for more than 6,000 square feet and plans to relocate its Tampa operations to the building by the end of 2026.

Since opening, Thousand & One has attracted financial services, public affairs, restaurant and real estate firms to Water Street Tampa’s mixed-use district.

In July, Naked Farmer relocated its corporate headquarters to the building after operating one of its busiest restaurants on the ground floor, further consolidating activity within the tower.

Franklin Street leads leasing at Thousand & One, while JLL represented Berkadia in the transaction.

With 95% of the building now committed, leasing teams are negotiating the remaining space that would bring the tower to full occupancy, marking another milestone for Water Street Tampa’s office portfolio.
