Pendry Tampa lists $45.5M penthouse, testing luxury market

Pendry Residences Tampa has introduced a $45.5 million penthouse atop its planned 38-story waterfront tower, adding a new asking price at the top of Tampa’s luxury condominium market as high-end residential projects continue to advance along the city’s waterfront.

Two Roads Development is building the project, which will combine 200 private residences with Pendry-branded hotel services. The Miami-based architecture firm Arquitectonica designed the tower.

The penthouse sits at the top of the building and will serve as the tower’s signature residence. According to information released by the development team, the unit will feature expansive private terraces, floor-to-ceiling windows and broad views across Tampa Bay.

A branded residential tower on Tampa’s waterfront

Pendry Residences Tampa follows a model developers have used across Florida, pairing privately owned residences with a hospitality brand that provides hotel-style services to residents.

Owners in the building will have access to a private valet arrival, a separate owners’ lobby and dedicated residential elevators. Residential amenities include an owners’ lounge and rooftop residential pool.

Residents will also have access to the hotel’s broader offerings, including Spa Pendry, food and beverage venues operated by Clique Hospitality, concierge services and property management.

Two Roads Development has pursued similar branded residential projects in South Florida. The Tampa tower represents the firm’s entry into a market that has attracted sustained interest from buyers seeking new construction along the bay.

A new benchmark at the top of Tampa’s condo market

The penthouse is designed as a full-time residence, with large indoor and outdoor living spaces positioned to take in water views.

The development team released renderings of the residence this week as part of its marketing.

At $45.5 million, the unit enters a narrow segment of the housing market often referred to as trophy residential property.

Pricing at that level typically reflects a combination of waterfront location, building design, branding and the limited supply of top-floor residences in large condominium towers.

Pendry Residences Tampa is part of a broader pipeline of luxury residential projects planned or underway along Florida’s Gulf Coast, where developers have increasingly used hospitality partnerships to position high-end condominium towers.

Developers say the model appeals to buyers who want the privacy of a condominium combined with services typically associated with luxury hotels.

The structure also appeals to owners who divide their time between multiple homes and prefer professional management when they are away.

Construction on Pendry Residences Tampa is moving forward as the city continues to attract new residential development tied to population growth and migration from other U.S. markets.

The penthouse listing provides an early benchmark for the project and will serve as one measure of demand at the upper end of Tampa’s emerging luxury condominium market as additional waterfront towers move through development in the coming years.
