Gasworx is preparing to deliver its second residential project in Ybor City, with pre-leasing underway at The Stevedore, a 390-unit apartment community set to open April 1.
The project, developed by KETTLER, marks the next phase of residential delivery within the multi-phase Gasworx redevelopment, where housing, office, retail and public space continue to take shape across the district.
The Stevedore sits on the western edge of the site, across from the planned Gasworx Park and next to La Unión Residences and Social Hall, a 317-unit community that opened in 2024.
Together, the buildings begin to establish a residential base inside what has historically been a commercial and industrial corridor at the edge of Ybor City.
“The Stevedore is a meaningful step forward as Gasworx continues to come to life,” said Damian Presiga, senior vice president of development for KETTLER. “This community will be a welcoming home for new residents at the forefront of the neighborhood.”

The building adds 390 apartments, including studio, one- and two-bedroom units, with two interior finish palettes that range from light, white-toned designs to darker wood finishes.
Amenities center on a landscaped courtyard with a pool and social lawn, along with a rooftop terrace overlooking the district and historic Ybor. The project also includes co-working space, conference rooms and a fitness center.
The Stevedore includes about 9,700 square feet of ground-floor retail space. Tenants have not been announced.
The project’s name references the longshoremen who supported Tampa’s port economy in the late 1800s, tying the development to the site’s industrial history.
“As each new feature of Gasworx is delivered, we’re continuing to evolve the Ybor story in a way that feels connected and forward-looking,” Presiga said.
The opening of The Stevedore expands the residential footprint inside Gasworx at a stage when developers are working to build enough density to support retail and daily activity across the district.
With a second residential building now leasing, the project moves closer to that threshold.
