Dave’s Hot Chicken plans to open a new restaurant in Pinellas Park, replacing a former Moe’s Southwest Grill location and adding another fast-growing national chain to one of central Pinellas County’s busiest suburban retail corridors.
The restaurant will take over space at 4683 Park Blvd. in Pinellas Park, according to a notice of commencement filed for the project.
Restaurant operators increasingly favor existing suburban retail space where lower redevelopment costs, established traffic patterns and faster construction timelines allow brands to open locations more quickly. Many chains now retrofit second-generation restaurant properties instead of pursuing ground-up development, particularly along heavily traveled suburban corridors where infrastructure, parking and customer traffic already exist.
Park Boulevard remains one of central Pinellas County’s busiest east-west commercial corridors, connecting residential neighborhoods with retail centers between St. Petersburg and Clearwater. The roadway continues drawing retailers and restaurant operators seeking strong traffic counts, established commercial infrastructure and lower occupancy costs than nearby urban markets.

Dave’s Hot Chicken started as a parking lot pop-up in East Hollywood in 2017 before expanding nationally through franchise development. The fast-casual chain has grown rapidly across Florida and other Sun Belt states as restaurant brands continue expanding into high-growth suburban markets.
Franchise operators now routinely oversee site selection, leasing and construction as brands expand across multiple Florida markets. The filing lists King Chicken LLC as the leaseholder tied to the Pinellas Park project.
No opening date or project valuation appeared in the filing, although the project adds another national restaurant brand to a suburban Pinellas corridor that continues drawing commercial investment.
