New luxury home community coming to Lakewood Ranch

A new luxury home community with prices starting at about $1.4 million is planned for Lakewood Ranch as builders continue adding high-end housing across Southwest Florida.

Monterey at Lakewood Ranch – Egret Collection will feature single-family homes ranging from 4,320 to more than 5,800 square feet, with preserve and lakefront views.

Toll Brothers, the Pennsylvania-based luxury homebuilder behind the project, said the community will include one- and two-story homes with four to five bedrooms, up to five-and-a-half bathrooms and three- to four-car garages.

The project expands the luxury inventory in Lakewood Ranch as national builders continue to invest in upper-end housing despite slower sales activity and affordability pressures across the broader housing market.

Residents will also have access to a future amenity center with a resort-style pool, fitness center, golf simulator, tennis and pickleball courts, walking trails and other recreational features.

“We are thrilled to introduce Monterey at Lakewood Ranch – Egret Collection, where home shoppers will find stunning homes, spectacular views and an incredible Florida lifestyle,” Brian O’Hara, division president of Toll Brothers in Tampa/Sarasota, said in a statement.

The homes planned for Monterey at Lakewood Ranch will range up to more than 5,800 square feet.

Toll Brothers said the community is scheduled to open in summer 2026. The company’s sales center is at 2637 Waterfront Circle in Lakewood Ranch.

Lakewood Ranch, which spans Manatee and Sarasota counties, continues attracting large-scale residential investment as population growth and wealth migration reshape Southwest Florida’s housing market.

Builders across the region have increasingly focused on luxury inventory and amenity-driven communities targeting higher-income buyers relocating to Southwest Florida.
