The University of South Florida will break ground Sept. 8 on the nearly $500 million first phase of its Fletcher District, moving the roughly 30-acre mixed-use project from planning toward construction.
The first phase will bring 700 student housing beds, four to six restaurants, retail space, a hotel and conference center and an academic research building to 13801 N. 46th St. USF expects the district to open in fall 2028 within walking distance of its new on-campus stadium, putting housing, dining, hospitality and research space near the venue as both projects advance.
The nearly $500 million investment is split between approximately $270 million for the portion being developed through a public-private partnership and approximately $225 million for the academic research building. The P3 portion will be developed through a Master Development Agreement with ACE Fletcher LLC, an entity comprising Capstone Development Partners, Capstone Communities, Aureate Development and Ellison Development.
USF says the agreement represents the largest public-private partnership in the history of Florida’s State University System. The development will give students, alumni, fans and visitors places to gather before and after football games and other major events throughout the year, according to the university.
The Sept. 8 groundbreaking is scheduled for 9 a.m. at the N. 46th Street construction site.
