Shopping Center Near USF Increases Loan to $151 Million

University Collection Shopping Center near USF has extended its Wells Fargo financing through 2031, increasing the loan from $131 million to $151 million.

University Collection is one of several properties backing the larger loan, meaning the full $151 million is not tied solely to the Tampa shopping center. Charlotte-based FCA Partners manages the companies that own the property.

The center sits at Fowler Avenue and Bruce B. Downs Boulevard, across from the University of South Florida, where nearly $500 million in development is preparing to break ground nearby. USF will begin construction Sept. 8 on the first phase of its Fletcher District, a roughly 30-acre project that will bring 700 student housing beds, restaurants, retail, a hotel and conference center and an academic research building to the area.

University Collection already includes Winn-Dixie, Dollar Tree, Five Guys, First Watch, Pet Supermarket and Jason’s Deli. The Fletcher District is expected to open in fall 2028, adding another major cluster of housing, dining and commercial activity near the shopping center as USF also develops its new on-campus stadium.
