VA Awards Contract for New 135,000-Square-Foot Sarasota Clinic

The U.S. Department of Veterans Affairs has awarded a contract for a new 135,000-square-foot outpatient clinic in Sarasota, selecting a development team that previously built a major VA facility in Tampa Bay to expand medical services for veterans across Sarasota and Manatee counties.

The two-story clinic, planned for 2390 Lakewood Ranch Boulevard, will be developed by a joint venture between Illinois-based Cullinan Properties and Construction Managers Inc. of North Carolina, with construction expected to begin in summer 2027 and the first patients scheduled to arrive in fall 2029, according to the companies’ Oct. 28 announcement.

Under the agreement, their service-disabled veteran-owned joint venture, CMI Cullinan JV LLC, will develop and own the property before leasing it to the VA, which will operate the clinic through the Bay Pines VA Healthcare System. The companies did not disclose the construction cost, lease duration or rental payments associated with the federal award.

The new facility is intended to address space shortages at existing VA clinics in the region, with additional capacity for primary care, mental health treatment, audiology, dental services, eye care, physical and occupational therapy and prosthetics. Veterans will also have access to laboratory testing, pharmacy services, telehealth and diagnostic care.

For Cullinan, the Sarasota award follows its development of the 150,000-square-foot Tampa VA Mental Health Center in Temple Terrace, which opened in 2023, while its North Carolina partner has now secured its 19th VA clinic award, according to Construction Managers Inc. President Robert Crenshaw.

That experience extends to other federal medical projects, including Cullinan’s 256,000-square-foot VA multispecialty outpatient clinic in Copperas Cove, Texas, where construction formally broke ground Oct. 8. In Sarasota, the companies have selected architecture firm Leo A Daly, general contractor Hoar Construction and civil engineering firm Vanasse Hangen Brustlin to deliver the new facility, with completion scheduled for summer 2029.
