A sprawling 785-acre development along Pasco County’s Interstate 75 corridor is preparing for hundreds of new houses, with plans for an even larger district of industrial buildings, offices, shops and a hotel.
The first major residential commitment comes through a 153-acre land deal at Kinfield, where Houston-based Hines and development partner Krusen-Douglas LLC have sold property for a 556-home community. The developers announced the completed transaction Thursday, Oct. 29, bringing Ryan Homes, a subsidiary of publicly traded NVR Inc., to the northwest corner of I-75 and State Road 52, roughly 30 minutes north of Tampa.
With the land deal closed, site development is scheduled to begin immediately, and the first homes are expected within 14 to 18 months, placing initial deliveries between late 2027 and spring 2028. The purchase price was not disclosed, nor has Hines released home prices or floor plans.

The residential construction schedule coincides with the approaching completion of Kinfield’s main infrastructure, which will support additional development across the property under entitlements secured in 2024. Those approvals allow up to 600 single-family detached houses, meaning the newly announced community accounts for nearly all of that capacity, along with another 1,550 multifamily and townhome units planned elsewhere within the development.
The remaining land carries an extensive commercial development program, including approval for up to 3 million square feet of light industrial space, 500,000 square feet of offices, 190,000 square feet of commercial uses and a 250-room hotel. Kinfield’s master plan also includes an extension of the Orange Belt Trail, a regional multiuse trail through Pasco County.
Hines and Krusen-Douglas are marketing additional sites for sale or build-to-suit development, seeking industrial operators, commercial developers, hospitality groups and employers interested in locating along the I-75 corridor. The developers say they are already in discussions with prospective users, although they have not announced signed industrial tenants, office occupants or hotel operators for Kinfield.
