South Sarasota gets new 325-unit luxury apartment complex

Arlington Properties and Battery Global Advisors are bringing Tapestry Sarasota, a 325-unit luxury apartment complex, to South Sarasota.

Arlington Properties, in partnership with Battery Global Advisors (BGA), has acquired 18.42 acres at 7914 S. Tamiami Trail to develop Tapestry Sarasota, a 325-unit luxury apartment community located just west of Palmer Ranch.

Construction is underway with delivery anticipated in early 2027.

The project marks one of the largest multifamily developments in South Sarasota in more than two decades, signaling renewed confidence in the region’s housing market.

The site acquisition was brokered by Colliers executives Casey Babb, CCIM, Shawn Rupp, Mark Eilers and John Ruscigno, who represented both buyer and seller.

The seller, Jeff Craft, a St. Petersburg-based multifamily developer known for design-forward communities across Tampa Bay, will retain and develop an adjacent 13-acre waterfront parcel into a 57-unit luxury townhome community overlooking Little Sarasota Bay.

“While the greater Sarasota market has experienced a major wave of multifamily supply in recent years, nothing has been developed within a three-mile radius of this site in over 25 years,” said Babb, executive vice president at Colliers.

A new chapter for South Sarasota

Tapestry Sarasota will offer one-, two- and three-bedroom residences paired with a market-leading amenity package designed to appeal to professionals, families and active adults.

Plans include resort-style pools, a fitness and wellness center, walking trails, coworking spaces and pet-friendly amenities.

According to Jim Dixon, chairman of Arlington Holding Company, the development reflects a commitment to building communities that enhance both lifestyle and location.

“This community will provide residents with great homes and convenient access to world-class beaches, job opportunities and premier retail,” Dixon said. “BGA’s expertise was instrumental in the planning and execution of this transaction and we’re proud of the effort our team put into making this project a reality.”

David Rothenhaus, co-chief investment officer of real estate at BGA, described the project as a strategic expansion in one of Florida’s most resilient markets.

“Sarasota’s economic momentum and quality of life make it one of the most compelling growth markets in the state,” Rothenhaus said. “This collaboration reflects our shared vision for delivering thoughtfully designed, high-quality housing that brings long-term value to the community.”

Complementary coastal development

Next door, Craft’s forthcoming townhome project will add another layer of luxury to the area. The 57-unit community will feature private garages, rooftop terraces and a shared dock with slips for boats, jet skis and paddleboards.

Residences will blend modern architecture with Sarasota’s coastal character, extending the region’s reputation for design-driven, high-end living.

“Our team led by land-use attorney Charlie Bailey of Williams Parker and civil engineer Ely Payne of Baysite Engineering worked through a complex entitlement process to make this opportunity possible,” Craft said. “Arlington was the ideal partner—vision-aligned, community-minded and committed to elevating the standard of living in this part of Sarasota.”

Why it matters

The Tapestry Sarasota development represents more than a construction milestone—it highlights how investor attention is shifting toward Sarasota’s southern corridor.

After years of concentrated growth around downtown and Lakewood Ranch, developers are now targeting underbuilt pockets near the coast that combine accessibility, lifestyle appeal and strong population growth.

With construction already underway and complementary projects rising nearby, South Sarasota is poised to reemerge as one of the Gulf Coast’s most desirable destinations for both residents and investors.
