Goodwill fills final 54K SF at former Tervis HQ in Venice

Goodwill fills final space at Venice’s former Tervis headquarters, reaching full occupancy.

Goodwill Industries-Manasota has leased the remaining 54,189 square feet at the former Tervis headquarters in Venice, bringing the 120,000-square-foot campus to full occupancy after Buligo Capital’s 2023 purchase.

Buligo Capital acquired the former corporate campus in 2023 and has since repositioned the property for multi-tenant industrial use.

The nonprofit will convert the space at 201 Triple Diamond Blvd. into a Sustainability & Logistics Center, expanding regional donation processing and recycling operations.

The Goodwill lease includes about 16,000 square feet of office space, with the remainder dedicated to warehouse and logistics functions. The layout centralizes sorting, recycling and support operations in a single facility.

The facility is designed for high-volume processing, including equipment such as balers, and supports a rapid inventory system that rotates new merchandise onto sales floors every 30 minutes.

Goodwill Industries-Manasota recycled and repurposed more than 100 million pounds of goods last year across its 11-county service area.

“This Sustainability & Logistics Center strengthens the foundation of our mission-integrated social enterprise, ensuring that donated goods continue to fuel employment, skill-building and opportunities for individuals and their families,” said Donn Githens, president and CEO of Goodwill Industries-Manasota.

The site will also include a Goodwill “Bargain Barn,” where unsold items are sold by the pound, extending the lifecycle of donated goods.

The Venice center is expected to create more than 40 jobs.

“It was essential that the tenant align with the strategic vision for the park and the surrounding area,” said Michelle Senner of Colliers, who represented the landlord. “Goodwill meets this standard and will also serve as a positive addition to the City of Venice’s economic development initiatives.”

CBRE’s Jack Siragusa and Sara Williams represented Goodwill in the lease.

Buligo Capital owns 156 properties totaling about 6.8 million square feet across multifamily, retail and industrial assets.
