45,000-square-foot warehouse proposed on Old Polk City Road

A 45,000-square-foot warehouse could be built on an 11.29-acre site north of State Road 33 under a proposal headed to the Lakeland City Commission.

Plans submitted to the city identify the warehouse as the first proposed development for property along Old Polk City Road near CenterState Logistics Park.

The application does not name a future tenant or occupant, leaving unanswered whether the project is intended for a specific user or would add speculative industrial space to the market.

The site sits near existing warehouse and logistics development along the Interstate 4 and State Road 33 corridor. While smaller than many of the distribution facilities developed nearby, the project would add industrial space near one of Central Florida’s primary freight routes.

To move forward, the project requires annexation into Lakeland along with a Business Park future land-use designation and I-2 Medium Industrial zoning. The property is currently in unincorporated Polk County.

Kendra Andrews of Sloan Engineering Group submitted the application on behalf of property owner Juan E. Santiago Garcia. During a Planning and Zoning Board hearing, representatives said they are seeking city utilities and view the proposed use as compatible with nearby industrial properties. The applicant told board members the project could include a warehouse of roughly 45,000 square feet.

Development of the site would be limited by environmental constraints. Portions of the property contain wetlands, and the tract lies within the Green Swamp Area of Critical State Concern, which requires state review as part of the approval process. Staff said development would be concentrated on the upland eastern portion of the property.

The application does not disclose a project cost, construction timeline or prospective occupant.
