Vacant land near Citrus Park Town Center is moving toward redevelopment with plans for 228 apartments along Sheldon Road, adding a four-story multifamily project to one of northwest Hillsborough County’s established commercial corridors.
The four-story development would include apartments, leasing space and resident amenities on the 11.66-acre site. County commissioners are scheduled to consider the rezoning request Sept. 22 after the county’s zoning hearing master recommended approval.
Velair Development Company is behind the project, positioning the apartments among commercial and residential uses already established along Sheldon Road. That setting supported county planners’ finding that the proposed density fits the surrounding development pattern.
Wetlands on the property will determine the project’s final scale, with Velair planning to preserve portions of the site while completing environmental approvals required before construction plans can advance beyond 186 units.
The full 228-unit development would add more traffic to Sheldon Road, with county transportation analysis estimating about 1,020 daily trips compared with about 104 under the property’s existing zoning.
Velair is working with Gardner Brewer Hudson, Kimley-Horn and Bold Line Design on the project. The county’s Development Services Department has recommended approval subject to conditions.
