Sarasota developer buys 69-acre Ruskin site for $4.5M

Jebcore Companies closed a $4.5M deal for a 69 acre Ruskin site with plans for a multi use waste management campus.

Jebcore Companies has purchased a 69-acre site in Ruskin for $4.5 million and plans to transform the land into a multi-use waste management campus that will support future growth in Hillsborough County.

The acquisition includes a $3 million land purchase from Yu An Farms and $1.5 million in planning and due diligence costs.

The parcel is valued at more than $40 million based on its zoning, location and development potential.

The site at 3030 Cockroach Bay Road is now fully entitled. Jebcore plans to either triple-net lease the property to qualified operators or sell it.

What happened

Jebcore Companies acquired the land through its development arm, JBCC Development. The firm said the property offered a rare chance to control a large site with approvals in place for several high-demand industrial uses.

The planned campus will support municipal solid waste, recycling, composting and construction and demolition debris operations.

The goal is to make the site move-in ready for operators while supporting jobs and economic activity in the surrounding area.

“This project presented a unique opportunity given its zoning complexity, high barriers to entry and the scale of potential uses,” said Clint Conway, Managing Member at JBCC Development. “We want to create a campus that is ready for operators and delivers long-term value for the community.”

Why it matters

Ruskin continues to attract investment due to its location between Tampa and Bradenton and its access to major transportation routes. Hillsborough County’s growing population and expanding housing base are increasing demand for regional waste and recycling services.

The 69-acre site sits near key roadways, rail lines and industrial activity. Jebcore leaders say these advantages make it well-positioned for end users seeking modern facilities with room to expand.

What’s next

Jebcore has started marketing the site to operators and investment partners. With approvals in place and infrastructure planning complete, the firm expects strong interest from companies that need large-scale, well-located industrial sites with long-term growth potential.

The project marks another step in Jebcore’s strategy to deliver high-impact, region-shaping developments across the East Coast.
